Prima di enter the live of this tutorial and spiegarti how to rent a holiday home, it is important that you know the laws and regulations that must be respected in the country and city in which you intend to rent your accommodation.
To rent a holiday home in 2022, it is mandatory to register the data of your guests, within 24 hours of their arrival, on the accommodation portal, which you can access with the credentials that have been provided to you in person at the offices of the Police Headquarters of your city.
Furthermore, it will be useful to know that for short-term rentals (less than 30 days) it is not necessary to register the contract with the Revenue Agency. However, you still have the obligation to stipulate with your guests a short lease in written form.
Finally, if your intention is to rent exclusively a house you own for tourism purposes, you have no tax obligations and, consequently, VAT number is not required. That said, before posting a rental ad and accepting any bookings, I recommend that you ask your accountant for more information.
How to rent a holiday home with Booking
Be your intention è rent a holiday home with Booking, it will be useful to know that the service in question allows you to publish ads at no cost but for each successful rental a commission of 15% on the daily rental price is applied.
To rent a holiday home on Booking, connected to the main page of the service, click on the button Register your property, at the top right, enter the required data in the fields Your first and last name e Your email and press pulsating Start. Then create one Password to be used to access Booking, enter yours telephone number in the appropriate field and click on the button Continue, to start entering the data relating to the house you intend to rent
On the newly opened page, select the option Register your property related to the item Homes, click on the option Whole space and click on the button Continue. Then select the option Holiday House and press the button again Continue. On the screen Select the number of vacation rentals you want to register, then choose the option you are interested in from 1 vacation home e More vacation rentals (in the latter case specify if the houses are at the same address / building) and click on the button Continue per due turn consecutive.
At this point, indicate if you have published your rental ad on other sites, placing the check mark next to the services used to rent your home, otherwise select the option My property is not registered on any site.
Once this is done, enter a name to associate with the house you are renting in the field facility name, specify theaddress in the appropriate field and click on the button Continue twice in a row. In the section Structure configuration, specifies il number of beds and bath available, the Number of person that you can host, i services available and House Rules, then click on the item Upload photos, to upload at least one photo of the house to rent, and press the button Continue, to move forward.
In the Prices and calendar, specifies the payment options for guests, rental price per night, cancellation conditions and Available dates for rent. On the screen Review and complete, check that all the data shown on the screen are correct, put the check mark next to the item I confirm that the address, map location and name of my property are correct and click on the button Continue per due turn consecutive.
Finally, put the check mark next to the items I certify that my hospitality business is legitimate and has all necessary licenses and permits, which can be shown upon request. Booking.com BV reserves the right to verify and deepen the information provided during this registration e I declare that I have read, accepted and agree with the General Terms and click on the button Start receiving reservations, to publish your ad.
I point out that by downloading the application Pulse per partner Booking.com, available for Android and iOS / iPadOS, you can register and manage your facility even from smartphones and tablets. How to rent vacation rentals with Airbnb
Airbnb is another valid service for renting holiday homes online. The publication of an ad is completely free but a commission of around 3% is applied for each successful booking. It is also available as an application for Android and iOS / iPadOS devices.
If you think this is the solution that best suits your needs, connect to the official Airbnb website, select the option Sign Up, top right, and enter yours telephone number in the appropriate field, to create your account. Alternatively, select the option Continue with an email address, enter the required data in the fields Full name, Last name, Birthday, Email address e Password and click on the button Accetta and continue, to create your account using your email address.

After creating your account, click on the button Accetta and continue and follow the instructions shown on the screen to verify your email address and / or to register your phone number, then select the item Become a host, at the top, and choose the option Post an ad give the menu check if you press.
On the new page that opens, specify the type of accommodation you want to rent using the drop-down menu, select the option Whole accommodation, put the check mark next to the item of your interest between Yes, it is mainly organized for guests e No, I keep my belongings here, to indicate what guests will find inside the house, and select the item No, that's not my case, indicating that you are renting as a private individual.
At this point, answer the questions How many people can your accommodation accommodate?, How many bathrooms?, Where is your accommodation located?, What services do you make available? e What spaces can guests use? and click on the button NEXT. On the screen Add photos to your ad, then click on the button Upload photos, to upload photos of the house you intend to rent, and enter a description in the field Describe your accommodation to guests.
Then enter the Ad Title and, if you haven't done so before, complete your profile, uploading a photo of yourself and verifying your phone number. Also done this, in the section Get ready for the guests, specify the minimum requirements for a user to book your accommodation, establish the rules to be respected and indicates the frequency how many do you intend to rent your house with (Part-time, As often as possible o I have not decided yet).

How to rent a holiday home with CaseVacanze
Holiday houses is a service dedicated exclusively to the publication of holiday home rental advertisements. By creating your account, you can post an ad for free by paying a 3% commission for each successful booking. Alternatively, you can activate a paid package that allows you to manage reservations and payments in complete autonomy, without any commission.
To rent an accommodation with CaseVacanze, connected to the official website of the service, select the option Publish for free, at the top right, and click on the button Sign Up. On the newly opened page, select the option again Sign Up, insertion il tuo email address in the appropriate field, put the check mark to accept the conditions of the service and click on the button Register as an owner.
Then access your e-mail box, locate the email sent by CaseVacanze and click on the button Activate account contained within it, to activate your account. At this point, create a Password to use to log into your account and click the button Save, then log in to CaseVacanze with the data you just created, enter the information requested in the section Account and press pulsating Save.
Once this is done, access the section Adsclick on your button Post your first ad, specify the resort of your home and the type of accommodation through the appropriate drop-down menu and make sure you have selected the option Complete Rent.
In the new screen that appears, enter all the required data in the required sections Description, Features, Base rate, Gallery e Where you'll be. If you wish, also specify the data requested in the sections Terms, Calendar, Seasonal rates e Extra charges. Finally, click on the button Publish now and choose one of the available options.
- A Online Booking: is the free package of CaseVacanze that allows you to publish advertisements at no cost but which applies a 3% commission for each confirmed booking. In addition, the tourist pays an extra commission of 14% which is added to the rental rates set by the tenant. The owner of the house and users interested in renting, before booking, can communicate exclusively via internal messaging to CaseVacanze.
- Direct Contact: allows you to choose one of the available paid packages (Lithium, starting from 3,98 for each booking request received, or Ruby, starting from 16,58 euros / month) and allows you to privately manage both the booking and the payment methods.
